What You Need to Know About Homeowner's Insurance: What it does NOT cover?

Buying homeowners insurance is one of the smartest investments you can make to protect your home. While many homeowners assume their policy covers every type of damage or loss, that's simply not the case. Understanding what is not covered can help you avoid costly surprises when you need your insurance the most.


Common Exclusions


Flood Damage Standard homeowners insurance does not cover flooding caused by heavy rain, storm surge, or overflowing rivers. Separate flood insurance is typically required.


Earthquakes and Earth Movement Damage caused by earthquakes, landslides, sinkholes, or other earth movement is generally excluded and requires a separate policy or endorsement.


Normal Wear and Tear Insurance is designed to cover sudden and accidental losses—not routine maintenance. Roofs that deteriorate with age, aging plumbing, or worn-out HVAC systems are the homeowner's responsibility.


Termite and Pest Damage Damage caused by termites, rodents, insects, or other pests is considered preventable through regular maintenance and is not covered.


Mold (in Many Cases) Mold resulting from neglected maintenance is usually excluded. However, mold caused by a covered event, such as a burst pipe, may be covered depending on your policy.

Sewer or Drain Backups Damage from backed-up sewers or drains is often excluded unless you've purchased additional coverage.

High-Value Personal Property Items such as jewelry, fine art, collectibles, firearms, or expensive electronics may have limited coverage. You may need a personal property endorsement or rider for full protection.


Protect Yourself


Every insurance policy is different, so review your coverage annually with your insurance agent. Ask about optional endorsements or separate policies that may be appropriate for your home and location.
